What will I walk away with?
Estimate your take-home after a sale in Collier or Lee County, including Florida transfer tax and the closing costs sellers usually pay locally.
Want the real number? Renee will prepare a personal pricing opinion for your home before you ever meet.
Estimates only. Doc stamps are calculated at $0.70 per $100 of sale price. Owner's title policy uses the Florida promulgated rate. By local custom the buyer pays it in Collier and the seller pays it in Lee, though the contract can change either. Settlement, municipal lien search and recording are estimated at $1,000. Property taxes in Florida are paid in arrears, so the seller credits the buyer for January 1 through the day of closing.
What will this home really cost each month?
Mortgage is only part of the picture in Southwest Florida. This adds the property tax, homestead savings, insurance, HOA and CDD fees buyers often underestimate.
Comparing communities? Renee can pull actual tax bills, HOA and CDD fees for the homes on your list.
Estimates only. Taxes use the 2026 homestead exemption of $51,411: $25,000 applies to all taxes and $26,411 to non-school taxes only. Assessed value resets to market value after a purchase, and portability can lower it for owners leaving a Florida homestead. PMI is estimated at 0.5% of the loan per year when the down payment is under 20%. Insurance figures are typical ranges, not quotes. Amendment 3 on the November 3, 2026 ballot would change homestead amounts starting in 2027 if approved.
How much will homestead save me?
See your property tax with and without Florida's homestead exemption, what portability can carry over from your current Florida home, and what Amendment 3 would change if voters approve it.
Buying or selling in the same year? Timing affects which exemption you keep. Renee can walk you through it.
2026 homestead is $51,411: $25,000 off all taxes and $26,411 off non-school taxes. Portability moves up to $500,000 of Save Our Homes savings; when downsizing it is reduced in proportion to the new home's value. You must own and live in the home on January 1 and apply by March 1. Amendment 3 figures show the first year (2027): $150,000 off non-school taxes for Floridians resident by December 31, 2026, rising to $250,000 in 2028, and $50,000 for new residents during their first four years. Tax rates are county averages. Estimates only.
What will I save on state income tax?
Florida has no state income tax. Pick the state you are leaving to see what you pay there today, and how it compares with typical Naples ownership costs.
Weighing the move? Renee can show you real tax, insurance and HOA costs for the communities on your list.
Estimates only, using 2026 state brackets, standard deductions and personal exemptions (Tax Foundation, as of January 1, 2026). Local income taxes are excluded except New York City. Phaseouts and credits are not modeled. Illinois and Pennsylvania do not tax most retirement income, and other states exempt part of it, so retirees may save less. This is not tax advice.
